
RICS Level 2 Home Survey (with or without valuation) – formerly known as a Homebuyer Report
This is our most popular survey report. It is produced in the RICS licensed report format in compliance with the RICS Home Survey Standards. It is designed for properties in apparently reasonable condition and of traditional construction.
It is designed to give you a clear and concise summary of the property by discussing each element of the property in simple terms with the report on each element broken down into description, condition, and advice. The report includes a traffic light system for each element so that you know how serious or urgent any defects are.
Some photographs will be included to help illustrate defects.
It can be provided with or without a valuation depending upon your requirements.
RICS Level 3 Home Survey – formerly known as a Building Survey
This is our most detailed survey report. It is produced in the RICS licensed report format in compliance with the RICS Home Survey Standards. It can be provided for properties of any age but is best suited to older properties, properties in poor condition, or properties that have been significantly altered and extended since they were originally built.
It is designed to give you a detailed report on the property by discussing each element of the property with the report on each element broken down into description, condition, and advice. The report includes a traffic light system for each element so that you know how serious or urgent any defects are.
A schedule of photographs will be included to help illustrate defects.
This report does not come with a valuation. A valuation can be provided separately if required.
Housing disrepair expert reports (section 11)
Under section 11 of the Landlord and Tenant Act (1985) landlords have an express or implied obligation to keep a rented property in repair. We can help by providing a report detailing the condition of the property and listing any necessary repairs to be used to serve notice to the landlord in order to help you to ensure that the landlord fulfils their obligations. This can be provided either direct to tenants or to solicitors representing them. More information on the obligations under the act are availble from Shelter England on the link below.
Specific Defect Reports
We can provide a specific defect report. This consists of an inspection of the property and provision of a report describing the nature and probable causes of the defect together with recommendations for remedial works. The purpose of the report is to put you in the position of knowing what needs to be done to put the property back into repair.
Examples of matters that would need a specific defect report would be structural movement and cracking, dampness, roof leaks, etc.
